How It Works

RVAP partners with property owners to finance and execute improvements that increase rental value.

1.

Identify the opportunity

RVAP and the property owner identify an improvement expected to increase the rental value of an apartment.

2.

Fund and execute the project

RVAP funds the agreed project costs and coordinates installation and completion of the improvement.

3.

Realize the value

If requested, RVAP coordinates the re-leasing of the improved apartment through a licensed real estate broker or otherwise assists the property owner in realizing the increased rental value created by the improvement.

4.

Recoup the investment

RVAP receives the incremental rental income until its invested capital has been recovered.

5.

Share the value created

After recoupment, RVAP and the property owner share the incremental rental income for the remainder of the term, after which the property owner will keep all incremental income in perpetuity.
