RAY Value Add Partners (“RVAP”) generates higher income for landlords by identifying, financing and delivering targeted improvements to existing residential housing stock.

We work with property owners to identify opportunities where capital improvements can increase the utility and rental value of individual apartments. We provide the capital and manage the execution, allowing owners to improve their properties without funding the initial investment or managing contractors.

Rather than charging a conventional construction or financing fee, we participate in the incremental rental income generated by the improvement for a fixed period. Our interests are aligned with those of the property owner: our investment performs when the improvement creates value.

We focus on discrete, practical improvements where cost, execution and resulting rental uplift can be reasonably identified and measured.
